In its latest report, the credit rating agency said that ongoing mega-projects and the expansion of international brands are expected to propel further demand for retail space across the Kingdom.聽

This comes as 萝莉视频 steps up efforts to become a global hub for tourism and business by the end of the decade, with the Real Estate General Authority projecting the property market to reach $101.62 billion by 2029, driven by an anticipated compound annual growth rate of 8 percent from 2024.聽

鈥淭he growth path for retail real estate in 萝莉视频 is looking good for 2025-2026. The government鈥檚 commitment to infrastructure development, the rise of mega projects, and the expansion of international brands into the Saudi market will boost demand for retail spaces,鈥 S&P Global said.聽

The report aligns with findings from real estate advisory JLL, which in March forecast a shift in the Kingdom鈥檚 retail market toward 鈥渆xperiential formats鈥 and a strong growth outlook for 2025.聽

Riyadh, Jeddah, and other major cities are witnessing a wave of new retail developments, ranging from malls and entertainment venues to mixed-use spaces combining residential, hospitality, and retail components, S&P noted.聽

Driving factors聽

The US-based agency added that the strong influx of tourists into the Kingdom and the government鈥檚 foreign investment policies 鈥 such as allowing 100 percent foreign ownership 鈥 will also help the retail real estate sector grow and evolve.聽

The report cited the Kingdom鈥檚 major developments 鈥 including NEOM, The Red Sea Project, and AlUla 鈥 as key drivers for retail real estate expansion.聽

鈥溌芾蚴悠碘檚 per capita income is strong, and consumer spending on retail and entertainment is expected to grow, given the dominance of youth in the growing population. The country鈥檚 gradual transformation toward being a more socially liberal, entertainment-friendly society is leading to higher footfall in malls and retail destinations,鈥 S&P Global said.聽

In addition to international tourism, the domestic retail environment is evolving, with open-air and boulevard-style outlets gaining popularity. According to JLL, open-air boulevard-type retail is gaining popularity in the Kingdom, while traditional mall concepts are facing declining occupancy rates due to their standard 鈥渃losed mall鈥 designs and generalized retail offerings.聽聽

S&P Global added that growing urbanization 鈥 particularly among the youth 鈥 is lifting demand for modern retail formats such as lifestyle centers and high-end shopping malls.聽聽

鈥淭he country has become a major target market for international brands in the fashion, luxury, and food and beverage segments. Global retailers are expanding their footprints in 萝莉视频, leading to increased demand for premium retail spaces,鈥 the agency noted.聽

It added that upcoming high-profile events, including Expo 2030 and the 2034 FIFA World Cup, are likely to boost demand further.聽

Although the affinity toward e-commerce shopping is rising in the Kingdom, the demand for physical stores that offer in-store experiences is also expected to grow in the coming years.聽

S&P Global said that people in the Middle East region consider malls to be spaces for entertainment, recreation, dining, and social interaction, and as a result, the retail real estate sector will experience growth, similar to the e-commerce industry.聽

Supply pressures ahead聽

Despite the positive outlook, S&P Global flagged several risks that could weigh on the sector. These include oversupply, changing retail preferences, and pressure on rental yields amid elevated capital expenditure by landlords.聽

鈥淭he volume of retail projects in the pipeline raises the risk of potential oversupply, in our view, particularly in secondary locations where demand may not be sufficient to absorb new retail spaces,鈥 said S&P Global.聽

Rental rates could also face downward pressure as the volume of retail real estate space increases.聽

S&P Global highlighted that additional factors like location, competition, and asset quality could also affect rental rates in the retail property space.聽

According to Knight Frank鈥檚 2024 萝莉视频 Giga Projects Report, 7.4 million sq. meters of new retail real estate are under development, including spaces at Diriyah Gate, The Red Sea Project, and NEOM.聽

Moreover, lower oil prices, market volatility, escalating global trade tensions, and a fragmented geopolitical environment could dampen government spending and non-oil economic growth in the Kingdom.聽

Citing the Knight Frank report, S&P Global noted that Riyadh鈥檚 real estate supply is expected to grow by 50 percent by 2027, while Jeddah鈥檚 will increase by 75 percent during the same period.聽

鈥淭his rapid growth could lead landlords to offer rental discounts, revenue-sharing lease models, and other incentives to maintain occupancies. Retailers are increasingly prioritizing foot traffic and tenant mix over sheer size,鈥 the analysis said.聽

It added: 鈥淲hile prime locations in Riyadh and Jeddah will likely maintain stable rental rates due to strong demand, secondary locations might see a drop in rental values due to oversupply.鈥澛

LONDON: 萝莉视频鈥檚 Public Investment Fund is leading a consortium of investors, including Jared Kushner鈥檚 Affinity Partners and private equity firm Silver Lake, to acquire Electronic Arts, the popular video game developer, in an unprecedented $55 billion deal.

The buyout will involve a combination of about $36 billion in cash, equity already held by the PIF, and about $20 billion in debt, as announced on Monday, to be financed by JPMorgan.

The deal will give 萝莉视频 a larger presence in the esports industry, according to analysts. The Kingdom has hosted the Esports World Cup in Riyadh, and the gaming and esports sectors are significant contributors to the PIF鈥檚 efforts to diversify the Saudi economy.

EA has been creating popular video games since its establishment in Redwood City, California, in 1991. Some of its well-known titles include EA FC, Battlefield, and Madden NFL. EA FC has sold 325 million copies since its first release in 1993. These games were initially available on PCs and later gained popularity on PlayStation and other consoles in the late 2000s.

The deal will 鈥減osition EA to accelerate innovation and growth in building the future of entertainment,鈥 the company said.

It is believed to be the largest leveraged buyout in history, where a substantial portion of the purchase is financed through borrowing, according to the BBC.

The PIF, Affinity Partners, and Silver Lake will acquire all publicly traded shares of EA and take the company private. As a result, EA will no longer be listed on any stock exchange.

EA said in a statement to its shareholders: 鈥淭he transaction represents the largest all-cash sponsor take-private investment in history, with the consortium partnering closely with EA to enable the company to move faster and unlock new opportunities on a global stage.鈥

The PIF will maintain its current 9.9 percent stake in EA, and the transaction is anticipated to close in the first quarter of 2027. Andrew Wilson, EA鈥檚 chairman and CEO, who will remain in his position, said that the deal was a strong acknowledgment of the company鈥檚 efforts.

He said: 鈥淟ooking ahead, we will continue to push the boundaries of entertainment, sports, and technology, unlocking new opportunities.鈥

Turqi Alnowaiser, deputy governor and head of international investments at the PIF, said the company 鈥渋s uniquely positioned in the global gaming and esports sectors, building and supporting ecosystems that connect fans, developers, and IP creators.鈥

He added: 鈥淧IF has demonstrated a strong commitment to these sectors, and this partnership will help further drive EA鈥檚 long-term growth, while fueling innovation within the industry on a global scale.鈥

The PIF acquired the gaming division of Niantic in March for $3.5 billion. Saudi companies have also invested in major gaming firms, such as Nintendo and Take-Two Interactive.

Egon Durban, co-CEO at Silver Lake, said that the consortium aimed to accelerate innovation at EA and enhance its international reach.

RIYADH: 萝莉视频 is forecasting real GDP growth of 4.6 percent in 2026, supported by an expected increase in the output of non-oil activities.

In the Ministry of Finance鈥檚 pre-budget statement, the projection for 2025 was set at 4.4 percent, in light of the sustained performance of the economy in the first half of the year.

The report said the 2025 forecast 鈥渋s driven by an estimated 5.0 percent increase in non-oil activities, supported by increased domestic demands and improved employment rates, which contribute to increases in both private consumption and investment, while reinforcing the resilience of economic growth.鈥

The 2026 GDP forecast puts 萝莉视频鈥檚 growth rate as exceeding the International Monetary Fund鈥檚 3.1 percent projection for the global economy, and ahead of the IMF鈥檚 figures for the USA, China, Japan and the euro area.  

The Ministry of Finance projectes government revenues at SR1.15 trillion ($305.87 billion), expenditures at SR1.13 trillion, and a deficit of SR166 billion for 2026.

In a statement published on the Ministry of Finance鈥檚 X account, Finance Minister Mohammed Al-Jaadan said: 鈥溌芾蚴悠 seeks to ensure fiscal sustainability, while supporting growth, by committing to maintaining development and social spending priorities, and ensuring that structural reforms that enhance economic and finanancial efficiency and sustainability are moving forward.鈥

According to the ministry, the deficit represents a 63 percent increase from 2025 budgeted shortfall, largely attributed to a rise in preliminary expenditure projections by 2 percent compared with the previous year, reflecting higher capital spending, and 3 percent lower revenues than 2025 budget.

These estimates are based on a baseline scenario positioned between low and high and developed to address the challenges and geopolitical risks impacting the global economy.

This deficit, equivalent to 3.3 percent of gross domestic product, is considered expected and is anticipated to persist over the medium term due to ongoing expansionary spending policies.

Starting in 2024, the government deliberately shifted to a voluntary deficit stance as part of its fiscal policy, allowing higher spending to accelerate the rollout of Vision 2030 projects. 

This intentional use of deficit financing was designed to speed up implementation of strategic investments, support diversification, and stimulate private-sector activity, reflecting an expansionary approach that prioritizes long-term growth over short-term fiscal balance. 

The deficit is a policy choice to front-load spending on transformative projects that are expected to generate high future returns.

As the non-oil economy 鈥 led by tourism, entertainment, logistics, and technology 鈥 becomes the main engine of growth, these investments are positioned to pay back by expanding revenues and reducing reliance on oil over the medium term.

The statement also highlighted how 鈥渢he positive performance of the domestic economy鈥 has driven improvements in labor market indicators, with the Saudi unemployment rate falling to 6.8 percent in the second quarter of 2025, thereby achieving the Saudi Vision 2030 objective.

The Ministry of Finance forecast a 鈥渞elatively stable鈥 average Consumer Price Index of approximately 2.3 percent for 2025, adding 鈥渋nflation is expected to remain at acceptable levels over the medium term, due to the government鈥檚 proactive measures and policies.鈥

Announced during the Cultural Investment Conference in Riyadh, the initiative aims to digitally map and showcase Jeddah鈥檚 historical landmarks using artificial intelligence, providing virtual experiences accessible to audiences worldwide. 

The project supports the Kingdom鈥檚 Vision 2030 goals to use advanced technologies in cultural preservation and tourism, while highlighting Google鈥檚 role in 萝莉视频鈥檚 digital transformation. 

Charbel Sarkis, country director at Google 萝莉视频, said: 鈥淕oogle Arts & Culture provides the digital infrastructure and the distribution network, in addition to the technological innovation that the cultural sector needs to remain vibrant and relevant as we move forward.鈥   

He added: 鈥淕oogle has been a proud partner of 萝莉视频鈥檚 bold digital transformation. All our efforts and investments have been geared towards empowering individuals, businesses and communities.鈥  

As part of the collaboration, the Explore Historic Jeddah platform will offer an immersive digital experience that brings the city's cultural legacy to life.

Users can explore over 15 Street View captures of key landmarks 鈥 including traditional houses, mosques, and pathways 鈥 and access more than 10 AI-powered walking tours. 

The platform will also include a Virtual Pocket Gallery showcasing archival photos and regeneration efforts, along with interactive features such as 鈥淧uzzle Party鈥 to engage broader audiences. 

Through the Google Arts & Culture platform 鈥 a nonprofit initiative partnering with over 3,000 cultural institutions globally 鈥 the collaboration will provide free digital infrastructure and advanced digitization tools to preserve and showcase Jeddah鈥檚 cultural assets. 

鈥淏eing part of this incredible transformation of 萝莉视频 under Vision 2030 is just so inspiring,鈥 Sarkis said.

The two-day event, held Monday and Tuesday in Riyadh, highlighted how the Kingdom is positioning culture as both an engine of growth and a source of national pride under Vision 2030.

For Tarak Ben Ammar, chairman of Eagle Pictures, the significance was clear.

鈥淔irst of all, it鈥檚 a historical moment. There is no cultural investment conference in any country in the world that has ever happened. So mixing culture and investment was a very smart vision by Prince Badr, His Excellency, His Highness. And also because 萝莉视频 is now the leading country with its young population. Remember, five years ago there were no cinemas in 萝莉视频.鈥 he said.

Ben Ammar, who has more than five decades experience in the film industry, said he has witnessed the transformation of the sector in the Kingdom.

鈥淭he speed at which this young nation with a young population and their young leaders 鈥 it shows you where you鈥檙e going as a country. And if I can contribute and assist and help, as I would put [as] the elderly uncle to this country that I鈥檝e known for 52 years I鈥檝e been coming here. I am now a Saudi resident. So I speak like a Saudi citizen, and I鈥檓 very proud of that,鈥 he said.

He pointed to the Red Sea Film Festival and new content funds, noting his partnership with Sony and Empire to bring global titles and Arab filmmakers to Saudi audiences. 鈥淵ou have a population of 38 million, 70 percent under 30, 700 theaters, freedom opened by His Royal Highness the Crown Prince, and the financial resources. Those combinations will help raise young people to write, direct and tell their stories,鈥 he said.

Andreas Gorgen, former Secretary General of Germany鈥檚 Federal Ministry of Culture and Media, said 萝莉视频 should design its own path. 

鈥淚 think really the first lesson is don鈥檛 adopt a model 鈥 neither a French, neither an American, neither a German. Develop your own, but have a careful look at what the others are doing and learn from their experiences, but also, and more importantly, learn from the errors,鈥 he said.

Gorgen added that culture delivers more than financial returns. 鈥淪omething very important in culture is to overcome social, racial, international divides and that needs investment into cultural infrastructure, which will never bring a return in financial in the final instance, but a return on investment in social cohesion,鈥 he said.

Gorgen rejected framing culture as soft power. 鈥淚鈥檓 not a friend of that concept of saying 鈥榠t鈥檚 a soft power.鈥 The real idea of arts is to give access to humanity. Humanity is a code 鈥 it鈥檚 not a power question, it鈥檚 a question of becoming a human being,鈥 he said. 

At the same time, he underlined the importance of branding. 鈥淚n order to play your role internationally, you have to develop your brand and you have to overcome the tensions. So investing into international cooperation projects is very important for a country to become a brand, to display what it is doing, and also to give opportunities for the next generation,鈥 Gorgen added.

Princess Nourah Al-Faisal, founder of Adhlal and Nuun Jewels, said the conference confirmed official backing for the creative economy. 鈥淔irst of all, I鈥檓 very happy to be here and events like today are really important. Our focus has always been on the development of the creative economy. We believe absolutely that [for] diversification into different fields, the tool by which you do that is creativity,鈥 she said.

She noted the government鈥檚 readiness to collaborate. 鈥淭his type of event showcases 鈥 that the government is ahead of the curve as usual. They understand the potential. They understand what is needed to develop. And not only have they done that, but they鈥檙e making announcements today on how they鈥檙e going to do that moving forward,鈥 she said.

Adhlal is now working with universities to prepare students for careers. 鈥淲e鈥檙e really trying to upskill the students so that when they come out and they graduate, they already have the skills needed to enter into the market, whether it鈥檚 internships, mentorship, things like that. Also, working with universities on special certifications, on extra diploma courses, anything that we can do to make them ready for the future, future entrepreneurs, future industries, that at the moment is our focus,鈥 she said.

She emphasized impact, stating that targets are always focused on how many jobs are created, how sustainable the businesses are that they work with, and how much Adhlal is giving back to the community. 

鈥淲e will always, always be an entity that is focused on sustainability, focused on positive impact,鈥 she said.

Sultan Ghaznawi, chairman and managing director of Scene Holding, highlighted the private sector鈥檚 role in growing the cultural sphere in the Kingdom.

鈥淭he Cultural Investment Conference has set the scene for building a cultural destination for Saudis and non-Saudis, for investors who are interested in investing in the sector.  We have invested more than SR850 million ($227 million) in the cultural scene and our trajectory is to go and acquire more companies in the culture in order to consolidate the market and make a player that can truly fulfill the demands, the requirements of the Kingdom of 萝莉视频,鈥 he said.

He added that Saudi growth will be linked to global events. 鈥淭he Kingdom is now on a trajectory that will enable cultural assets to deliver projects for everything from the World Cup, from the Expo, and it requires companies and private sector players to play a role that will hopefully deliver these projects to attract the demand that we expect to come to 萝莉视频,鈥 he said.

For Lor Albrighi, co-CEO and founder of SPIN, technology is central to cultural change. 

鈥淭echnology is kind of the underlying infrastructure that can enable transformation at scale worldwide. What we鈥檙e trying to do is really build the physical and digital infrastructure, to build something that can actually connect the physical world to the digital world. And using Web3 technologies like blockchain and AI and 3D twins,鈥 he said.

He pointed to the EU鈥檚 Digital Product Passport as an example. 鈥淎ny brand in the world that is selling a textile based product 鈥 will have to be connecting every piece to a QR code or NFC chip, which the customer can actually tap on the phone, interact and get all the information of authenticity, traceability, sustainability and also ownership,鈥 he said.

Over two days in Riyadh, the Cultural Investment Conference showed how culture in 萝莉视频 is evolving from heritage and identity into an investable sector. For participants, the message was that the Kingdom has the youth, infrastructure and financial power to transform creativity into big business.

The move underscores 萝莉视频鈥檚 growing appeal as a destination for international cultural companies and investors, aligning with efforts under Vision 2030 to diversify the economy and build a sustainable cultural ecosystem.

In a post on its official X account, the 萝莉视频's Ministry of Culture stated: 鈥淐hina鈥檚 Ori Group announced the establishment of its regional headquarters in 萝莉视频, with an investment exceeding SR2 billion.鈥 

It added: 鈥淭he new HQ will drive growth in film, education, fashion, tourism, and cultural events, positioning the Kingdom as a hub for international cultural investment.鈥

The Riyadh hub will serve as a center for investment and operations across five sectors: film, education, fashion, tourism, and cultural events.
